SG Connecticut mansion is most expensive US home

Copper Beech Farm (pictured), a 50 acre property with a 13,519 sq ft French renaissance mansion located in Greenwich, Connecticut, is set to become the most expensive house on sale in the US.

Listed for US$190 million (S$238.77 million), the property, which also comes with two offshore islands, is priced 30 percent higher than the country’s second most expensive home – the US$135 million (S$169.55 million) Crespi-Hicks estate in Dallas, Texas.

“There’s nothing like this and the second-to-last one that existed, on about the same acreage, sold in 1952,” said David Ogilvy of David Ogilvy & Associates, a luxury Greenwich real estate company and the property’s exclusive marketing agent. 

Built in 1896, Copper Beech Farm comprises a 1,800 ft long and winding driveway, three-bedroom gatehouse, a stone carriage house with clock tower, six-car garage and greenhouses. Facilities include a pool area with two connected heptagonal pools, a grass tennis court, formal gardens and an apple orchard. 

The main house features 12 bedrooms, a wood-paneled library, nine full and half baths and a wine cellar among others. Most rooms have fireplaces too. 

“The view and the sheer volume of being on 50 acres on the water is breath-taking,” added Ogilvy.

Meanwhile, the town of Greenwich has assessed 45 of Copper Beech Farm’s 50 acre plot as forestland. This means a tax discount of 70 percent, bringing the property’s assessment to just US$15 million (S$18.8 million) instead of US$59.2 million (S$ 74.4 million).
