AU Hallett Cove block comes with a pool and mini golf course

THIS block comes with its own mini golf course and in-ground swimming pool - all that's missing is the house.

Selling agent Paul ­Goodwin, of Harcourts Plus, says the flat, 835sq m block with accessories is rare.

"I've never seen one before, never," Mr Goodwin says of the land at 51 Vennachar Drive, Hallett Cove.

"It's just an unusual circumstance this one."

The block, while on its own title, can also be sold as part of the homestead next door at 49 Vennachar Drive, which was built in 1900 and is also up sale, though currently tenanted.

Interested parties have three options:

■Buy the 835sq m block with mini golf and in-ground pool on its own and build a new house

■Buy the existing homestead, which is tenanted on a 1530sq m block or

■Buy both the house and land. Together, the properties on two separate titles provide a total landhold of 2390sq m and have three street frontages.

The homestead, which has been updated over the years, but which could do with further renovation, has three bedrooms, a large walk-in wardrobe to the master bedroom, a library, two bathrooms and multiple living areas, including a 6.2m x 12.3m ballroom.

"Every room, just about, has a fireplace," he says.

A previous owner also built a double garage and "massive" carport that cost about $27,000 on the site.

Mr Goodwin says this was the first house in Hallett Cove. The property is not heritage listed, except for a stone wall that cannot be knocked down.

He says subject to council consent, the entire site could be developed and that even the 835sq m block could be subdivided into two.

"But really that's set up for someone to build one house," he says.

The 835sq m block is priced at $300,000 to $330,000.

The homestead on a 1555sq m block is $570,000 to $590,000.

The entire site is priced at $790,000 to $850,000.
