ONE of the south's favourite children's party venues is on the market - with animals included if the next owners would like them.

The Animal Barn, at 109 Kellys Rd, Onkaparinga Hills, is looking for a new owner.

Set out across 6.125ha, the sale includes the business, established in 2002, which aims to give children an opportunity for a hands-on way to learn about farm animals, and a large solid-brick four-bedroom house.

Located some 45 minutes from the city, it also hosts birthday parties and tours for all ages.

The site includes an American style barn, numerous outbuildings, pavilions, animal yards and shelters, stables, an aviary, a party room, a miniature farm and amenities. There's also visitor parking that can accommodate tour buses.

The farm animals include ponies, donkeys, goats, sheep, llamas, pigs, ducks, peacocks, rabbits, guinea pigs and hens.

Alternately, selling agent Tony Tagni, of Elders Aberfoyle Park, says the new owners may simply want to live on a big block, which offers "privacy and serenity" with a neat house.

He suggests the property may also be of interest to those interested in agriculture, horticulture or horses.

Vendor Val Maslen has owned the property for almost two years with her daughter and says it's a joy waking up to see the animals each morning.

"It's a beautiful concept and it's just joyous because of the children," Mrs Maslen says.

"When the children walk in they all get so excited. They love the contact with all the animals, you don't get that anywhere else. And it's so happy, it's a happiness thing."

Mrs Maslen has lived in the house on the property and says it's a large U-shape.

It has four bedrooms, main with ensuite, a kitchen/meals area with outside access, a family room with built-in bar, and a large dining/living room.

The shape of the house means many of the rooms overlook a central courtyard.

Mrs Maslen said the property would suit a family who would like to carry on the business.

The price is $1.14million.
